The number of St. John homes listed for sale has dropped 10 percent since July. Whether there’s actually been a pickup in sales, or owners have decided to back off for a while, the numbers are down: from 145 properties in July to 130 today. The total, however, is 17% higher than a year ago when there were 111 listings, so the current decline might be called seasonal.
The offerings show a decided tilt to the high end. Nearly 16% have asking prices of $3 million or more. Excluding a $32 million Peter Bay palace, the average asking price for house on the Multiple Listing Service is $2.2 million. The median is $2.8 million.
Coral Bay has the most homes on the market, 31. Chocolate Hole is second with 26, followed by Ditleff/Rendezvous' 14, and Fish Bay with 13.
